Selling your home yourself, might seem like a discouraging task. However, you can do your home selling experience successful and profitable.
To sell your home easily, start out by pricing your property correctly so you would not be wasting your time and money attracting wrong buyer. Avoid overpricing as it reduces the interest of the buyer. Know how much the value or your home by getting it professionally appraised. Also, a home inspection can be done to find out the condition of your home and to be able to make some repairs or give your buyer a price reduction. You may do some small repairs to make your home more attractive to buyers such as fix the holes and painting the walls with a fresh paint coat, replacing any old light fixtures, and getting rid of clutter. A nice bathroom helps sell a home but do not spend too much in a total renovation.
Learn about the real estate laws and ordinances. Get familiar with contract, disclosure forms and a local mortgage broker to present buyer information regarding the mortgage rates.
Coordinate with a real estate agent if you want to conduct an open house. Place plenty of your business cards, mortgage information, and flyers so that buyers would know that your home is for sale also, the accessibility of the home to schools, malls and hospitals in your area.
Home selling takes time, effort and knowledge of the local market. Research the market, and do not price your home too high so you could get a qualified buyer quickly.

Home Selling – Do Realtor Arguments Against a FSBO Make Sense Or Should You Sell Your Home Yourself?

Almost all Realtors argue they are needed and you should not do a FSBO and sell your home without them. As a former Realtor I know all of their arguments, and I don’t think they all make sense.
Realtors say they are needed to market your home effectively, to price it correctly, to get it ready to sell, to guide you through the home selling process, and to make sure all the paperwork is handled correctly. However all of these things can be done without a Realtor.
Even if you have to pay other professionals for their services, you will still come out ahead by avoiding Realtor Commissions. On a $500,000 home you would pay commissions of $30,000 typically, and you can spend a lot less than that and still receive top-notch services to replace the services that Realtors provide.
If you do a lot of the work yourself you can save even more money. And in the end, you may find that your home sells faster and at a higher price than if you had listed your home with a Realtor.
Analyzing Realtor Arguments:
- Market your home effectively. Most Realtors don’t give you a stand-alone customized website that is optimized for Google and other search engines, and don’t implement a separate internet marketing strategy for your home. You can do better hiring a real estate internet marketing professional.
- Price it correctly. All you have to do here is do what a Realtor would do: hire an appraiser. You have to pay for it yourself either way.
- Get it ready to sell. Realtors don’t do this, they just tell you what to do. Hire a cleaning company and a home staging company and you’ll come out ahead in this area.
- Guide you through the home selling process. You can easily research this if you’ve never sold a home before. If you have been through the process before, then you already know what needs to be done.
- Make sure all the paperwork is handled correctly. There’s a simple and cheap answer to this argument: Hire a good real estate lawyer for a few hundred dollars. Realtors are always giving legal advice about offer and sales contracts when they shouldn’t. You’re much better off dealing with an experienced lawyer in this area.
Realtor Arguments Don’t Hold Up
In my analysis, Realtor arguments that their services are irreplaceable do not hold up under scrutiny. This is especially true because so few of them go to the time and expense of marketing your home correctly on the internet.
